I Want To See A Home…What Next?

This is a question that has been asked by nearly every single person who is starting the buying process.  Some people take the approach of just calling the real estate number of the agent who has listed the home they want to see.  That is an approach you can take, but it is not a very efficient means of searching for homes – or use of your valuable time.

A more efficient way is to develop a relationship with an Exclusive Buyer’s Agent.  Then when you want to see a home, you email or contact your Exclusive Buyer’s Agent and they set it up.  That eliminates you meeting salesman after salesman at homes and allows you to become comfortable with your consultant – knowing they are looking out for your interests, probing you with insightful questions and advising you on the best strategic options.

Buyer Planning and Strategy Session – This is where we help you figure out where you are today, what your goals are for now, next year, five and ten years into the future.  We then help you with a step by step strategy of the next steps to take to meet your housing goal – taking into consideration all of the other factors involved.  We identify potential hurdles and come up with strategies to get around them, and leave you with a clear picture of what is involved to make your home dream a reality. Builder Education and Familiarization Program – this is an exclusive program we have created especially for people who have considered (even briefly) the idea of purchasing a new build.  There are so many builders out there – they all have benefits (and drawbacks) and depending on what is important to you – certain builders will be a better fit than others.  We are experts in the field of newly build homes.  We are very familiar with the different builders, their practices, their pros and cons, the different neighborhood and things that can be red flags about certain lots, certain building locations, and other things that will impact your happiness (and house value) in the future.  We start with a new build consultation in our office – probing into what is really important to you – and then go on a new builder tour.  Remember to allow at least 3 hours for the New Builder Tour. Area Reconnaisance Tour – this is for people who want to get a feel for the area – buy know they will not be moving to town for at least another 4-12 months.  It lets you have a tour of different areas and neightborhoods so you can get familiar with your options and help you get more comfortable with the upcoming move. All-Inclusive – Out of Area – Home Finder Program – This program is designed especially for people who are transferring to town and only have a few days to really look at properties/areas.  If you are in this relocation category – you usually have a lot of things to accomplish in a short period of time.  How it works is you let us know the days you will be coming to town and how many of those days will be set aside for looking. 

  1. We start the process with a pre-visit telephone conference and internet meeting in which we go through the full home buying process and what to expect in this market, your goals, details of the relocation company so that we can coordinate your benefits (we work with nearly all of the major relocation companies), and get more specific on your search parameters – we will show you how we have set up your search and together whittle and narrow the parameters to really give you what you are looking for.
  2. We will dedicate an Exclusive Buyer Agent full time to you.  She will spend time before you come to town previewing homes and sending you extra pictures when needed and doing all of the homework necessary to make your trip as efficient as possible.  She will be available to answer your questions on homes that are available – things you have seen on-line, in print, or from other sources.
  3. Whe you arrive we will schedule as much time as you are able to give us to help you find your new home.  Some clients block 10 AM to 7 PM every day that they are in town to look – others work around other obligations as well – we are flexible to adjust to your schedule.
  4. We will spend time during those days showing you different areas, giving you history and information about different areas that interest you and showing you all types of homes that interest you – both pre-owned and new homes.  If new homes are part of your interest, we will block off one entire day for a new home tour – taking you to the different builders that meet your creiteria.  There are many advantages to having an agent take you on a new home tour – including getting the extra incentives that builders offer Realtors, helping you cut through the “sales pitch” to know the pros and cons of each builder and subdivision.
